(a) The owner and manager of any manufactured housing park shall arrange for the management and supervision of such park in compliance with the provisions of the rules and regulations in this chapter, as well as all ordinances of the City. The failure of the park owner to comply with any provision of this chapter shall constitute a violation of this chapter.

(b) The owner and manager of every manufactured housing park shall be responsible for maintaining, in good repair and clean and sanitary condition, all facilities of the park as required in this chapter.

(c) In every manufactured housing park there shall be a designated office building or other enclosed or sheltered place in which a copy of all required city and state licenses and permits and this chapter shall be publicly and visibly posted. A sign at least 18 inches by 24 inches shall be posted stating that such licenses, permits and ordinances are available for inspection.

(d) It shall be the duty of the manager, together with the owner, to keep, at all times, a sign posted in a visible location displaying the name and address and telephone number of the owner or manager of the park.

(e) It shall be the duty and responsibility of the owner and manager of each park to maintain the grass, shrubbery, and trees in all common areas and right-of-way areas of the property in good condition, including the timely replacement of dead or decaying vegetation.

(f) It shall be the responsibility of each park owner and manager to provide a sign adjoining the right-of-way at the main entrance, legible from a distance of at least 25 feet, to include the name of the park and the street address, including, at the main entranceway, a map illustrating a general layout plan of the park with the location of each manufactured housing unit according to its address number.

(g) It shall be the responsibility of each park owner and manager to provide and maintain address numbers for each manufactured housing unit, which numbers shall be clearly visible and distinguishable from the nearest access road. (Code 1979, § 24-14; Ord. No. 96-61, § 8, 12-16-1996)
